A pad is where the build starts

Whether it is a house, a horse barn, a shop or a barndominium, the building will only be as stable as the ground under it. Our job is to hand your builder a clean, level, well-drained surface at the planned height. Middle TN Grading & Clearing is run by brothers Josh and Mark Collier out of Lawrenceburg, and we take Williamson County pads as larger jobs, usually with clearing and driveway work attached.

  • Barn pads with a firm gravel approach and a floor that sheds water

What we need to start

The best quotes start with the builder's footprint and finished-floor height, plus a site walk. Bring up where the driveway enters, where the septic area is planned, and where you know of wells or lines. Have the 811 locate requested so buried public utilities are marked before anything is dug.

One trip beats three

Because the machines travel from Lawrenceburg, it makes sense to bundle. The same visit can clear the trees, build the pad, cut the driveway to it and dig the drainage that keeps water away. That is how larger jobs stay efficient.

From stakes to turnover

  1. Walk the site with your plans or builder's stakes.
  2. Clear and strip. Trees, stumps and roots come out; topsoil is set aside, not buried.
  3. Cut and fill in lifts, packed with the machine as the pad rises.
  4. Shape for water. Swales, ditches or a culvert carry runoff away from the slab.
  5. Final grade and a walk-through against the plan.

What is not included

Slabs, foundations, framing, surveying, engineering and permits are not part of our work. Check with your city or county codes office about grading and stormwater rules, which vary by jurisdiction.

Frequently asked questions

Can you build a pad where I am, if you are based in Lawrenceburg?

If the job is large enough to justify the trailer trip, yes. We work out of 355 Tripp Road in Lawrenceburg and have no Williamson County office, yard or crew. Tell us the pad size and what else needs doing on the lot and we will say whether it fits.

What do you need from my builder?

The pad footprint and finished elevation, and any stakes or plans. We build to those numbers. If your builder or lender wants compaction testing or engineered fill, tell us before we quote, because a third-party lab does the testing.

Can you build a pad for a barndominium or metal shop?

Yes. Those buildings carry heavy slab loads and usually want a large, firm apron for doors and trucks, so the pad often runs bigger than the building. Your builder sets the dimensions and we build to them.

What if we hit rock?

Then the job changes, and we say so as soon as we see it. Hard rock can slow the work or call for different equipment. We would rather tell you at the walk-through that the site has rock risk than surprise you later.

Do you pour the slab or handle the septic and utilities?

No. We do the dirt work: clearing, stripping, cut and fill, rough drainage, and the trenches that go with it. Concrete, framing, plumbing and electric belong to other trades.

Where does the extra dirt go?

We load it into our dump trailer and haul it off, or leave it on your property if you need fill somewhere else. If the pad needs more fill than the site has, we have it hauled in from a quarry.
